How to Determine Necessary Office Space
Small businesses need to plan carefully when calculating how much office space is needed. Too much or too little office space can break a budget. Having the wrong amount of office space can cause problems for the business or make it difficult to operate.
The first step to selecting office space is to assess the business’ current situation and then to decide what expectations are for growth over the next few years. The following questions can be helpful:

- Do all of my employees need their own desk or is sharing possible?
- Do I expect to add any staff in the next couple of years?
Knowing the number of people employed helps estimate how much space is needed today to operate the business comfortably. Building in anticipated growth helps expand without the costly interruption of moving.
The amount of office space needed is estimated according to the head count and industry type. The customary range for office space is 150-350 square feet per person employed. The type of space the company needs to accommodate the business plays a large party in narrowing the range.
The lower end of the range is where the open space plan resides. This plan has no private offices. Call centers and sales offices typically use this configuration and have desks or workstations grouped together. The higher end of the range is the traditional hard-wall or private office layout. Law offices have almost all private offices, large conference rooms, and support rooms like libraries, kitchens, and file rooms.
